Now, every year between 50 000 and 100 000 Bulgarians migrate from all over the country to the capital city of Sofia, surveys showing that 60 per cent of them are willing to buy property.
At the same time, many affluent Sofia residents have been looking to purchase property outside the city downtown. Nevertheless, the high demand is a thing of the past. Now the supply is high enough and we expect not more than 20 per cent increase of the residential stock in Sofia and 15 per cent in the countryside. The price growth will slow down, but there is no chance for prices dropping. Real estate experts expected a price hike in the range from 10 to 15 per cent. Property with good characteristics should continue to gain value as wealthier individuals seek high quality and desirable properties. Sofia property should experience steady growth as a property demand ripple is seen out through to its suburbs. With an average price of 1813.17 levs a sq m, Sofia is still the most expensive place to buy real estate in Bulgaria. |
